The most recent National Association of Home Builders (NAHB) Construction Cost Survey puts the average construction cost at $428,215, or $162 per square foot, for a 2,647 sq ft home. Interior finishes are the most expensive stage at 24.1% of construction cost. For 2027 budgets, builders should expect materials to keep rising: NAHB's July 2026 builder survey found material costs up 6.7% year over year.

How much does it cost to build a house in 2027?

NAHB's survey is the most detailed national benchmark. It was conducted in fall 2024 and published in January 2025. NAHB has not released a newer edition. Since then, costs have kept climbing:

  1. Builders responding to the July 2026 NAHB/Wells Fargo Housing Market Index reported that the cost of materials for the same house rose 6.7% over 12 months.
  2. Associated Builders and Contractors (ABC) reported that overall construction input prices in August 2026 were 8.9% higher than a year earlier.
  3. Builders surveyed by NAHB estimated that recent tariff actions add a typical $10,900 per home.

Most 2026 cost guides now place construction-only budgets at $150 to $280 per square foot nationally. Dense coastal metros run to $450+. For a 2,500 sq ft home, that's roughly $375,000 to $700,000 before land.

Which stages have gotten more expensive?

Mechanical, electrical and plumbing systems are taking a bigger share of every house. In NAHB's survey, major systems rough-ins rose from 17.9% of construction cost in 2022 to 19.2% in 2024. Framing's share fell from 20.5% to 16.6%, the lowest since NAHB began this breakdown in 2013.

That trend is likely to continue into 2027. ABC reported that switchgear, copper wire and cable, iron and steel, and softwood lumber were all up more than 10% year over year in August 2026. What will move building costs most in 2027?

  3. Labor. Electricians, plumbers and HVAC technicians drive the fastest-growing stage. Our labor shortage analysis shows where the gaps are worst.
  4. Financing. Freddie Mac's 30-year fixed rate averaged 7.03% on September 24, 2026, up from 6.30% a year earlier. Higher rates raise construction-loan carrying costs and reduce buyer budgets.
  5. Builder size. In NAHB's July 2026 survey, builders with five or fewer starts reported a median material cost increase of 9.1%, versus 1.8% for builders with 100 or more starts. Small custom builders have less purchasing leverage, so their quotes rise faster.

How do you estimate your own build cost?

  1. Start with $150–$200 per sq ft for a mid-range home in an average-cost market. Use $250–$450+ for coastal metros.
  2. Multiply by your heated square footage.
  3. Check the result against the NAHB stage percentages above. Any stage far off the national share deserves a question for your builder.
  4. Add land, permits, and utility connections if they aren't in the contractor's quote.
  5. Add 10% contingency, plus 5% escalation if the build starts more than six months out.
